Living room: the heart of the house
The living room is where the day starts and where everyone ends up again in the evening. At about 40 m² it has room to spread out properly. The large L-shaped sofa seats the whole family or group at once, with space to put your feet up, and the 75-inch 4K TV makes it the natural place for a football match, a cartoon morning with the kids or a series everyone has been meaning to start. Netflix is ready to go.
After a hot day in the city, kick off your shoes, sink into the sofa and let someone put the kettle on in the kitchen. Plants and the glass doors keep the space light and relaxed rather than formal. It's a living room meant to be lived in: kids building a blanket fort on the sofa, friends planning tomorrow's route, someone curled up with a book in the corner.
A guest WC is right here in the living area, so visitors and kids don't have to climb the stairs to a bedroom bathroom. And with mesh WiFi of up to 1 Gbit/s, the living room also works as an easy place to answer a few emails or join a video call while the others are out exploring.

Kitchen and dining: cook like a local
Some of the best meals in Saigon start at the market. Bring back fresh herbs, mangoes and a bag of whatever smelled best at the street stall, and cook it your way in your own kitchen. It is fully equipped with a stove, an oven, a microwave, a rice cooker, a kettle and all the plates, bowls and cutlery you need.
The large fridge has enough room for a group's groceries, cold drinks for the rooftop and the marinated meat for tonight's BBQ. Families can prepare breakfast exactly the way the kids like it, keep snacks and milk on hand, and skip the daily search for a restaurant that suits everyone. Staying a week or longer? Having a proper kitchen makes a real difference to both comfort and budget. Guests may also use the washing machine in the kitchen area, and a laundry service is available for 30 EUR per load.
The dining table by the kitchen windows brings everyone together for the moments that matter on a trip: a slow breakfast before a day out, a shared dinner, a late-night round of cards with a cold drink. And on the evenings when nobody wants to cook, restaurants and street food are close by.

Master bedroom: about 55 m² of calm
The master bedroom is a suite in its own right. At about 55 m² it is bigger than many city apartments, with a 180×200 cm bed that leaves plenty of room for two, its own air conditioning and its own private bathroom.
A 55-inch 4K TV lets you finish the evening with a film in bed, and the private balcony is the place for the first coffee of the morning before the rest of the house wakes up. There is a vanity corner for getting ready without rushing, and the house has a safe for passports and valuables, so you can head out without worrying.
It's an easy choice for parents who want a little retreat after a long day with the kids, for a couple celebrating something special, or for whoever organised the trip and has earned the best room. Fresh bedding, towels, toiletries and slippers are ready when you arrive, so all you need to do is unpack.

Bedroom 2: comfort with its own bathroom
Bedroom 2 is a comfortable, well-sized room with a 160×200 cm bed, its own air conditioning and its own bathroom. That en-suite bathroom matters more than it sounds: on a family holiday or a trip with friends, it means everyone has their own space, their own shower and their own schedule.
A smart TV with Netflix makes it easy to wind down at the end of the day, whether that's a cartoon for the kids before bedtime or a few episodes of something for the grown-ups. The art wall gives the room a warm, personal feel, more home than hotel.
Bedroom 2 suits a second couple, two siblings or grandparents who want a quiet room of their own while staying close to the rest of the family. Fresh bedding, towels and slippers are ready, hot water is always available, and an iron is on hand if you need to look sharp for a meeting or a dinner out.

Bedroom 3: quiet, dark and made for deep sleep
Bedroom 3 is the room for people who take their sleep seriously. It is quiet and naturally dark, so it stays restful even after sunrise. That makes it ideal for jet-lagged travellers who need to sleep in, light sleepers, kids who nap in the afternoon, or anyone who wants to recover properly after a big night of karaoke.
Like the other bedrooms, it has a 160×200 cm bed, its own air conditioning and its own private bathroom. A smart TV with Netflix is there for a quiet evening in.
Fresh bed linen and towels are laid out for you, along with toiletries and slippers. Close the door, set the AC to your favourite temperature and sleep through until you're ready for the day. When you wake up, the kitchen, the living room and the rooftop are only a staircase away.

Bathrooms: one for every bedroom
No morning queue, no juggling who showers when. Each of the three bedrooms has its own private bathroom, and there is an extra guest WC in the living area. For families and groups, that alone can make the difference between a stressful morning and a relaxed one.
The bathrooms come with hot water, fresh towels and toiletries, so you can travel light and still feel looked after. The rain showers are the best way to rinse off a day of city heat and humidity before heading out again for dinner.
Because each bathroom belongs to one bedroom, everyone gets their own space to leave their things, get ready at their own pace and keep their routine, whether that's a toddler's bath time or a quick shower before a business meeting. Need fresh clothes for the rest of the trip? A laundry service is available on request.

Entertainment room: karaoke, PlayStation and movie nights
The entertainment room is your private stage: microphones for karaoke duets and friendly contests, a PlayStation with PlayStation Plus for game nights, and a 4K projector with Netflix for movie nights. Like every room in the house, it belongs only to your group for the whole stay. Loud music only until 21:30, so plan the big songs early.

Rooftop and river view
The top of the house is a rooftop terrace of about 56–60 m². By day, plants and an outdoor sofa make it a calm place to read or drink a coffee. As the sun goes down, the river and the District 1 skyline turn into the backdrop for dinner.
Light the BBQ or the smoker, set the table and watch the city lights come on while the food cooks. Solar lights add a warm glow once it's dark. It's the spot for a birthday dinner, a sundowner with friends or a quiet last evening before the flight home. Read more on the Rooftop & View page.

Hallway, landing and work area
The entrance has a tall black cabinet, a bench and a rack of guest slippers. Stone-look stairs with black railings lead to a bright landing with the doors to bedrooms 2 and 3 and a desk with an ergonomic office chair by the window.

Outside: terraces and the river
White-railed terraces, partly under a canopy, look over a strip of trees to the river and the District 1 skyline on the far bank.

Arrival and entrance
Arriving after a long flight should be simple, and it is. Check-in is self check-in with a keypad lock, so there is no waiting for someone to hand over keys and no stress if your flight lands late. You also receive a key for the outer gate. If you'd rather not deal with taxis at all, an airport transfer can be arranged together with your booking.
Inside, the entrance and staircase connect the three floors and lead all the way up to the rooftop terrace. A hallway leads to the bedroom doors, giving each room a little privacy from the shared spaces.
There are outdoor cameras at the entrance. There is also a safe for valuables, and loud music only until 21:30 keeps things friendly with the neighbours.
